Tenant Procurement
  • Preform national background checks on all applicants - our application is now conveniently located on our website
  • Verify employment, income, and rental history
  • Determine if the applicant is a good fit based on pre-defined criteria
  • Conduct any requested showings and work closely with other realtors and leasing agents to secure new tenants
  • We inform any tenants who were not approved for rental
Lease Term
  • Execute the lease with dates and specifics provided by owner
  • Ensure timely and proper full executsion of all documents
  • Collect all deposit monies and rent payments, dispersing rents to owners on a monthly basis
  • Use the State of Florida process for procuring late rents
  • Enforce late fees
  • Conduct a final walk thru with tenants upon move-out
  • Assess any needed repairs or damages and deduct from security deposit according to Florida law
  • Disperse owner's portion of security deposit and return tenant's portion of ssecurity deposit
  • Preform turnover, re-key locks, and market the property again
  • Handle evictions through the State process when necessary
Legal Services
  • Treder Realty has attorney partners for counsel on different matters
  • Treder Realty keeps up with updates to changes in local, state, and federal legislation pertaining to renting and maintaining rental properties as well as managing condominiums and HOA's
Remodeling
  • Treder Realty is willing to oversee remodeling projects for turnover of rentals
  • We provide estiamte from licensed bonded and insured trades to ensure the best quality and price
  • We will make sure all construction trash and debris are hauled away and that the property is cleaned before going back to market
